米国の民泊事情とAirbnbの戦略(第2回)

シェアリングエコノミーの代表格とされるAirbnbは、資金難で家賃も払えない状態から今や300億ドルの企業へと成長し、スタートアップの成功例としてしばしば名前が挙がる。Airbnbが展開する民泊ビジネスは、新しい技術やサービスが既存の市場に破壊的変革をもたらしている典型的なパターンと言える。既存体制との摩擦や利用上のトラブルなど、さまざまな問題を抱えながらも着実に利用者を増やし、サービスを拡大している。
本レポートでは2回にわたり、米国の民泊事情とAirbnbの戦略を概観する。第1回目では主として2014年までにAirbnbが辿ってきた足跡を振り返るとともに、既存市場への影響や法的枠組みに着目しながら米国の民泊の歩みを紹介した。第2回目では民泊の普及につれて顕在化してきた問題点を踏まえ、Airbnbがどのように立ち回り、戦略を構築・修正してきたかを、主として2015年以降の動きを中心に考察するとともに、米国の民泊をめぐる最新動向を概観する。

Airbnb, one of the sharing economy titans, has grown from a startup struggling to pay its rent to a company valued at 30 billion dollars, making it one of the most frequently-referenced startup success stories. Its short-term rental business is a typical example of an innovative technology or service bringing disruptive transformation to traditional markets. Even though it faces numerous problems, including ongoing friction with established vested interests and user-related troubles, the company has steadily increased its user numbers and expanded its services.

This two-part report gives an overview of the short-term residential rental market in the US and the strategies of Airbnb. This first installment of the report looks back on Airbnb’s origin and growth up to around 2014, along with an introduction of the development of the short-term rental market in the US, focusing on its impacts upon the traditional markets and regulatory environments. The second installment will discuss some problems associated with the development of this market, and how Airbnb has managed and developed its strategies through its activities in 2015 and beyond. It will also touch upon the latest trends and current topics surrounding the short-term rental market in the U.S.
